Today we want to talk to you about the importance of hiring a buyer agent and how they can be extremely beneficial to you in the home buying process.

Problems tend to happen whey potential buyers only have contact with a listing agent, because they are bound to work for the seller and get them the most money they can. You should first off, find somebody who you mesh with, both personally and professionally. Is Selling in the Winter a Good Idea?

The end of the year is usually when we see a downswing in the market and and an overall decrease in the number of buyers, and sellers. Today we are going to talk about why listing your house during the 4th quarter of the year is a good idea. You'd be surprised at the benefits listing your home during the holidays offers. 

For one, buyers are more serious. They aren't going to be looking at houses just for the fun of it. In this kind of cold weather, they are serious about purchasing a home, and impressing these kinds of buyers is extremely important. 

Statistically, just about every week for the last month our inventory has been decreasing. As we see inventory continue to decrease, the houses that are still out there stand a better chance of selling.

Another benefit of listing your home during the holidays is that a lot of people take time off or work at this point in the year. That means more time to look at houses for the serious buyers.

Companies also tend to transfer their employees at the end of the year. A lot of these employees have families that are moving with them, and they will want to find a house before the end of the year, so they can move right in when they are transferred.

What Buyers are Looking for in a Home

The first thing that we tell sellers when they ask us what buyers are looking for is that they are looking for homes that are move-in ready. So, how do you get your home move-in ready and irresistible to buyers? We have a list for you of steps to take so that your home will look attractive as possible to potential buyers. Here's what buyers are looking for:
  • Buyers want curb appeal. A nice lawn is the first thing buyers will see when they come to your house. 
  • Next, you will want to make sure that the inside of your house looks its best. The first thing buyers see when they walk through the door is your paint and your carpet. Making sure your carpet is clean and your paint is neutral can go a long way in making a great first impression.
  • A clean closet goes a long way. We tell sellers that being able to see the floor in your closet shows potential buyers all of the space that you have.
  • Everything in the home should be as minimal as possible. You want these buyers to be able to see themselves living in your home and removing excess decorations and pictures makes the house more neutral and inviting.
  • Using a professional photographer to properly stage your home is huge. We use a photographer on all of our listings and having them take great pictures is huge. This way, buyers can fall in love with your house before they even walk in the door.

Trussville Real Estate Market Update for August 2014

 As the end of the summer draws closer, what better time than now to give you an update on what buyers and sellers are going through in our current real estate market.

 It's a great time in the market right now, for everybody. We are seeing sellers get more money for their homes than they have in the last couple of years and they've been able to sell them quicker than they have in the past, with homes only staying on the market for an average of 28 days.

The sellers aren't the only ones cashing in on this market. We are also seeing buyers get really good deals on homes as well. People always want to classify the market as either a "Buyer's market" or a "Seller's market" but we would venture to say that this market leans more towards a neutral market, with both buyers and sellers profiting and getting what they need in this market.

A few more tidbits for buyers and sellers:
  • We are seeing a lot of multiple offer situations, which is always good for the seller
  • Inventory is low overall, but extremely low in certain areas and we have a lot of buyers looking right now for new homes
  • Interest rates are in the low 4%'s right now, but they are expected to rise in the short term. It's a great time to lock in a rate right now.
